For each Investment property loan that is refinanced with Effective Rate Home Loan products, your mortgage manager will pay a loyalty rewards bonus on to your Owner Occupied Effective Rate Home loan equal to 0.50%pa based on the outstanding monthly balance of your loan portfolio. This will substatially increase the capital available in your owner occupied property whilst cutting additional years from your loan term, and at the same time maintain the negative gearing benefits of each investment property.
Consider this example.
For simplicity, let’s say you have an Owner occupied home with a $350,000 mortgage and you have 5 investment properties each with a mortgage of $350,000 and all mortgage commenced on 1st May 2009.
With the loyalty rewards being applied to your owner occupied mortgage this could mean a saving of approximately $193,953 in interest and the loan term on that property could reduce from 30 years to just over 14 years and 4 months giving you a 30 Year Effective Rate of just 2.79%.
